Also, as ANOTHER promotion, we are offering free use of this awesome tent (2-3 person one) to whoever books & stays at our campground. We decided it would be nice to offer this to folks who may be interested in trying camping for 1st time & didn't want to invest in their own tent just yet, or it could also benefit if you decide to bring a friend or family member & you all need an extra tent. Coming in October-We will have this little electric generator booster in case you need to use it. We thought it would be nice to offer this to our guests until we have a real full electric hook-up.

We are a small business offering private land for recreational short-term rental use, including primitive camping, hunting, & fishing in scenic Smithville Flats, Upstate NY.

A perfect getaway experience on this 10.25 acre property. Since we only book to one person/party at a time, you will have the whole area to yourself. No strangers, no drama, no kidding!

Please note-Currently, although there is a cleared drive path 75% into the property, where you can even then camp next to your vehicle or not, it is not a completed driveway with gravel, so you should probably have a 4X4. You should also monitor the weather, because if heavy rain, it could get bogged down with mud. There is however a parking spot up by the road that is more stable. We know how much fun ATV's/Quads & motorcycles can be, and going camping with them is a whole other experience. So gather your friends/family and come on down to Live The Outdoors grounds and have a great time. Remember, when you book with us, you'll have the whole place to yourselves, so no worries of any annoyances from anyone.
